730 Milwaukee is an ambitious mixed-use development consisting of a new 23-story residential tower and full renovation of an existing 4-story brick and timber loft office building. Tandem Construction served as construction manager and worked with the development team and the project architect in a design-assist role to deliver the completed project less than 24 months after completion of entitlements. The residential tower includes 196 apartments, a 4-story parking podium, and over 10,000 square feet of outdoor and 6,500 square feet of indoor amenities including a social club, pool, fitness center, game room, two professional kitchens, co-working lounge, and dog spa. The tower façade combines a highly-detailed brick facade and sleek, high performance curtainwall. Multiple setbacks create expansive landscaped roof decks at the 5th and 11th floors. The loft office building was retrofitted with passenger elevator, new mechanical systems, and up-to-date electrical and data infrastructure. Construction started in June 2018 with the careful demolition of a portion of the existing 4-story brick and timber office building and the completed project was delivered in December 2019.
