2500 N Tampa Street marks Tandem’s first project in Tampa, Florida. Located in Tampa Heights, just minutes from Armature Works and downtown, this eight-story building will redevelop a prime corner and bring 252 new apartments and 10,000 sf of neighborhood retail to one of the city’s most desirable neighborhoods.   Amenities will include a rooftop pool and outdoor lounge areas, fitness center, resident lounges and work from home spaces. Entitlements were completed in summer 2023 and construction is expected to begin in 2024 with delivery in 2026. Architecture and interior design is by Baker Barrios Architects.

Tandem completed the redevelopment of 730 N Milwaukee in late 2019. The 23-story mixed-use project includes 196 residential rental units with ground floor retail and retains an existing 40,000 SF office building that was fully renovated. As with other Tandem multifamily projects, this site is located near the CTA, just 650 feet from the Chicago Blue Line station. The development team worked extensively with the Neighbors of River West and Alderman Burnett through the community engagement process in pursuit of the planned development rezoning. The property located at 2501 West Armitage was once a well known fine arts storage facility, dating back to the early 1900s. In 2013, Tandem was chosen by the owner to redevelop the property as a vibrant, mixed-use community now branded as MODE Logan Square. The project is a LEED certified, Transit Oriented Development (TOD), located only 635 feet from the Western Blue Line train station. We began the rezoning process in 2013, working closely with Alderman Proco Joe Moreno and Antunovich Associates. Working with Alderman Vi Daley and Sullivan, Goulette & Wilson Architects, Tandem secured a B1-3 designation to rezone the property at 1725 North Burling. The rezoning was necessary to build an additional floor, adding coveted square footage at the corner of one of the most sought after streets in Chicago.  An old, Gothic church that occupied the location for over a century was the inspiration for our design.  Tandem went to great lengths to salvage and restore the vintage parsonage at the south end of the property, which predated the Chicago fire of 1871.  By doing so, we carved out […]

In 2018 Tandem completed the rezoning, development, and construction of an 18-unit mixed-use project at the corner of Lincoln and Cornelia Avenue in Lakeview. The building includes fifteen 1-bedroom apartments and three 3-bedroom, 3-bath units. Tandem worked with Alderman Ameya Pawar to rezone the property to B3-3 and leveraged the transit-oriented development (TOD) ordinance to reduce parking to 8 spaces given its location just one block from the Paulina Brown Line station. The interiors provide contemporary design features not typical of Lakeview rental apartments. The building itself features a sleek and modern brick façade as well as an expansive rooftop […]

Zoning for the site now allows for 224 new units of high-quality rental housing.  The project was programmed and designed to incorporate a wide variety of premium amenities, including rooftop pool with sweeping views, along with 256 parking spaces.
